Often, there may be family solicitor who may have assisted generations down the line and people are sometimes loathe to move away from that. The two main choices are whether to use a solicitor estate agent or an estate agent. I thought it might be helpful to highlight the main differences between the two:
A Solicitor Estate Agent can advertise your property in the ESPC. If you are looking to market a property in Edinburgh or the surrounding area then I think its essential to advertise in the ESPC. It commands the market share of properties sold in Edinburgh with over 900,000 visits each month and a show room in the centre of Edinburgh on George Street.
If using a Solicitor Estate Agent, they can not only deal with the marketing and sale of your property but also the legal work when an acceptable offer is received. All of the work is therefore done under the one roof. Most agents will also offer free advertising on their own websites and other portals, e.g. Zoopla and S1 Homes. Buying or selling a house is also a good time to prepare or update your Will, Power of Attorney and think about tax planning, all of which can be dealt with by a solicitor.
An Estate Agent, on the other hand, is an independent company instructed in the sale only and cannot advertise in the ESPC and you therefore risk missing out on a prime marketing opportunity. Whilst there are many excellent estate agents operating in Edinburgh, it is important to note that you would also have to instruct a solicitor to deal with the legal work when an offer is received.
In addition to the above, a huge consideration is what fee will be charged.
