Matt and Sarah came to us early in the buying, selling process.
This was key to devising a plan for selling their Edinburgh flat and buying a bigger home. Getting in early to understand the needs of clients like Matt and Sarah, has a positive effect on getting sellers the best sale price.
It's all about getting a property seen by as many potential buyers as possible, and of course making it look as best it can. Our house doctor services enabled us to get round to Matt and Sarah's before marketing the property to re-paint a few walls which had succumb to the dirty fingers of small children.
As Matt and Sarah were looking to upgrade their property to fit their growing family, getting the best price for their current home was of paramount importance. To generate as much interest as possible and encourage a closing date we worked with Matt and Sarah to produce photos and a detailed description that highlighted the strong selling points of their existing property. Working with an agency that has a presence on ESPC as well as Rightmove and Zoopla ensures maximum exposure.

Given the need to move from their existing property into a new home as smoothly as possible Matt and Sarah felt they needed to offer more than the asking price. We advised an alternative strategy which ensured they could secure the property and pay a fair price. They may have fallen in love with their new home, but they didn't need to pay as much as they thought.
Moving is stressful, to ensure a smooth transition, Matt and Sarah followed these steps -
Get early advice on what you need to do to sell a property, but only do what you need to in order to improve the sales outcome;
Have a House Doctor visit done to assess the need for any work that may need doing prior to going to market.
If your timings are flexible, speak to us early, and we can think about what time of year it will be best to market your property;
Make sure you use an agent who can access the ESPC (for Edinburgh and the Lothians) and Rightmove;
Don't try and negotiate a price with someone who is viewing your flat, we can do a better job of that for you;
- Similarly, don't give too much information away to a possible seller, particularly if you need to sell quickly - we don't want you to appear desperate.
